Everton Hills (postcode 4053) sits about 12.7 kilometres north-north-west of the Brisbane CBD in the City of Moreton Bay, bordered by Kedron Brook and the Bunyaville Forest Reserve. It shares a postcode with McDowall, the subject of our September update, and the same quiet fundamentals.

Bushland on the doorstep, the city 13km away

Everton Hills ticked the fundamentals we screen every purchase against: an established suburb wrapped around bushland, close to the CBD, with schools and Brookside Shopping Centre in neighbouring Mitchelton. The kind of place where people move in and stay.

Where the value sits

A Meridian client secured a Everton Hills townhouse at Everton Ridge for $540,000. In October 2025, a comparable townhouse on Bunya Road, 18/40 Bunya Road, sold for $903,000 (domain.com.au, 31 October 2025). On comparable-sales analysis, that puts our client’s property up approximately $363,000 (67.2%), while current rent of $700 per week represents a 6.74% gross yield on the original purchase price: growth and cash flow from the same asset.

“Growth and cash flow from the same asset. The property that grew $363,000 also collects $36,400 a year in rent. This is the outcome the strategy is designed for, not one or the other.”

02Why Everton Hills

The drivers our model saw

01

Bushland that cannot be built on

The suburb edges Bunyaville Forest Reserve and Kedron Brook, so the green space is permanent.

02

Close to the city

About 12.7 kilometres north-north-west of the Brisbane CBD.

03

Schools and shops nearby

Prince of Peace Lutheran College’s secondary campus is in the suburb, with Brookside Shopping Centre next door in Mitchelton.

04

An entry price that let the yield work

Secured at $540,000, it now rents at $700 per week: a 6.74% gross yield on the purchase price.
