McDowall (postcode 4053) sits roughly 12 kilometres north of the Brisbane CBD. It is the kind of suburb our macro-to-micro model keeps arriving at: leafy, established, strongly owner-occupied, wrapped around bushland and good schools, with buyers who move in and stay. It rarely makes headlines. It just compounds.

An owner-occupier suburb that quietly compounds

McDowall ticked the fundamentals we screen every purchase against: a genuine owner-occupier suburb (the buyers who set prices), constrained supply with no broadacre land releases, proximity to employment and the CBD, quality schools, and an entry price that left room for the yield to work. None of these drivers has weakened since 2016.

Where the value sits

A Meridian client secured a McDowall townhouse in April 2016 for $525,000. In November 2025 a comparable townhouse in the same complex, 64/10 Botanica Place, sold for $960,000 (Ray White Ascot; domain.com.au, 21 Nov 2025). Since then the estate has cracked the million mark: the same three-bedroom design sold for $1,035,000 in May 2026 (6/45 Boulting Street; Coronis, domain.com.au) and the four-bedroom variant reached $1,060,000 in August. On comparable-sales analysis, that puts our client’s property up approximately $510,000 (97.1%) in a decade, while current rent of $820 per week represents an 8.12% gross yield on the original purchase price: growth and cash flow from the same asset.

“Growth and cash flow from the same asset. The property that grew $510,000 also collects $42,640 a year in rent. This is the outcome the strategy is designed for, not one or the other.”

02Why McDowall

The drivers our model saw

01

Owner-occupiers set the prices

A genuine owner-occupier suburb where buyers move in and stay, keeping demand deep and turnover low.

02

Supply that cannot expand

An established, leafy suburb wrapped around bushland with no broadacre land releases to dilute values.

03

Close to jobs and the CBD

Roughly 12 kilometres north of the Brisbane CBD, with quality schools that keep families anchored.

04

An entry price that let the yield work

Secured at $525,000 in 2016, the property now rents at $820 per week: an 8.12% gross yield on the purchase price.
