Kallangur (postcode 4503) sits 27 kilometres north of the Brisbane CBD in the heart of the Moreton Bay growth corridor. Bounded by the Bruce Highway to the east and the North Coast rail line to the west, it is a suburb built on connection: its own station on the Redcliffe Peninsula line has linked it directly to the city since 2016, and the University of the Sunshine Coast’s Moreton Bay campus at the neighbouring Mill precinct in Petrie has turned the area into one of the region’s genuine growth engines.

A corridor market with a university next door

Kallangur’s story is the corridor’s story. Moreton Bay is one of the fastest-growing regions in the country, and Kallangur’s combination of rail access, highway connection and a growing university precinct on its doorstep gives tenants and owner-occupiers alike a reason to stay. The rental market reflects it: vacancy around 0.9% is critically tight, and quality stock leases in days.

Where the value sits

Townhouses are the accessible entry point. A recent sale — 23/165 Ann Street — settled at $750,000 in December 2025 against a purchase price of $445,000. On comparable-sales analysis, that is an average uplift of $305,000 (68.5%), while current rent of $600 per week represents a 7.0% gross yield on the original purchase price: growth and cash flow from the same asset.

“In a growth corridor you do not need to pick the winner. You need to be inside the corridor before the infrastructure finishes, and let the connection do the compounding.”
